Three Parks, a mixed-used development of over 100 hectares, is Central Otago’s newest community and commercial precinct just a short drive from the shores of Lake Wanaka. Our team have been working with Willowridge to deliver a number of exciting new building projects supporting the incredible growth in the region.
The Challenge
These two blocks of single level retail located in Three Parks, Wanaka have been designed on a module basis, allowing flexibility for future tenants to expand or reduce as required. Structurally, the building design was challenging as it needed to allow for complete flexibility. Architecturally, the challenge was to break up the horizontal nature of the building into a more human scale.
Working closely with the Kirk Roberts Structural team, the intertenancy walls were designed to be non-loadbearing, while all the structural members of the system integrated at building’s perimeter and roof. Each potential tenancy is identified with changes in exterior materials and vertical breaks to emphasise the modules.
Thinking ahead regarding the long-term use of the site, further retail activity behind the buildings are anticipated which led to a decision to split the building and introduce a laneway that will link with future developments beyond. The paved laneway opened up a stunning view out to Roy’s Peak in background while adding pedestrian access to carparks with soft landscape features.
