The development of 10, 14, 16, and 18 Church Street, Otahuhu is comprised of 15 new homes. The new dwellings have been selected from a range of typologies that have been developed by Kāinga Ora, specifically designed to meet social housing requirements. These typologies have already been tested in a variety of other developments and proven to meet their requirements for quality and healthy homes, while also achieving the anticipated built form outcomes from Mixed Housing Suburban Zone.
The construction of the residential units, consisted of seven different typologies including a 6-bedroom house with garage. The site cut was quite complex with multiple large retaining walls, expansive soils to deal with, while also protecting heritage and vegetation around the site. Six of the homes have been built on a low-weight pumice fill to create the heights required. There are multiple overland flow paths meandering through the site which have been incorporated in the landscaping.
Covid 19 still being present during the construction and development phase meant an adjustment to protocol on-site. We worked closely with Precision Construction to deliver the project ahead of programme, a huge achievement given Auckland spent 5-weeks in lockdown during the project.
