Our BIM team are leaders in 3D design documentation and have been for some time in all aspects of our business. Aside from practical project documentation, BIM management is a fundamental extension of design documentation and is the next generation of design and project delivery.

BIM is a process that begins with creating an intelligent 3D design model from our core drawing suite. We use that model to facilitate coordination, simulation, and visualisation. Our clients get the best understanding of their building and we improve how buildings are planned, designed, built, and even managed once completed.

BIM can alleviate many of the business challenges that our customers face by providing greater project insight earlier in the design and construction process to help them make more informed decisions.

  • BIM information is coordinated and consistent which creates efficiency throughout the project lifecycle.
  • BIM improves planning, cost forecasting, and project control and links to other construction based software for example CostX for accurate estimating, procurement and construction waste management.
  • BIM makes it easier for teams to collaborate and communicate which can often be the catalyst to multi discipline design management. It assists in construction phasing and provides continuity to allow contractors a clear insight into the building construction process.
  • BIM facilitates effective design to avoid onsite construction issues caused by poor coordination. This eliminates clashes of services and structure which in turn circumvents redesign which avoids programme slippage and cost variation.

Building detailing can often be misinterpreted within a 2D paper environment so at Kirk Roberts we encourage contractors to coordinate and construct in a "virtual" space by constructing within a federated model to better understand the building and its connections. BIM is an excellent way to offer this level of complex understanding in real terms onsite.

The BIM process is managed by one of our experienced BIM managers through a documented BIM Execution Plan. Through this process the Level of Development (LOD) is considered and documented to achieve the design output required and agreed for the project. This level of engagement can be confined to clash detection on the primary services routes right through to as much detail as required to LOD 500 to link into a clients’ Building Management System. We provide all departments in BIM LOD 350 as a minimum. All KR shop drawings are supplied at LOD 400, ready for construction. 

BIM is the way of the future and while cost is always carefully considered in any Kirk Roberts project, the value of effective BIM management is recognised by the overall efficiency of the total project delivery.
