Merit Award Winner – Community and Affordable Housing category at the 2023 New Zealand Property Industry Awards.

Thoughtfully designed to incorporate the site’s environment this Kāinga Ora – Homes and Communities public housing development compliments the neighbourhood with its enlightened architectural design.

 

The 1,402 sqm block has a significant slope and preserved trees which complicated the design. The building needed to elevate the local community architecture, with precast concrete panels providing the ideal aesthetics. This large material along with the land’s curve, trees, and the narrow suburban street location provided contractors with a significant obstacle.

“The building had to be designed to follow the land contour and incorporate preserved trees,” Says Jakub Mlody, Kāinga Ora Senior Programme Manager.  “Both challenges were difficult to overcome, however, the solutions dealt with these splendidly.”

While Sudeley Street is one building, it is effectively two structures with significant changes between the two parts of the building. This design included a retaining wall structure and works with the slope of the land while making the most of the available space. The precast concrete panels were craned into place, with strong collaboration between parties key in overcoming tricky site accessibility.

Our multi-disciplinary support on this project, included structural engineering, civil engineering and geotechnical engineering, and allowed easy communication and aided collaboration. We also provided BIM modelling – fabrication detailing services (LOD400) which added value and further cost savings for our client Dominion Constructors.

 

The attentive design blends cohesively with the existing architecture of the street, providing the Auckland community with another 12 homes in a beautiful and understated way. Testament to the thoughtful design and committed collaboration between parties, Sudeley Street was awarded a Merit at the 2023 New Zealand Property Industry Awards.
