26 Aroha Ave is a unique build-to-rent co-living apartment that fosters sustainable living, efficiency and community – a place that supersedes standard building practices, and redefines what rental tenancy could look like in Aotearoa – the kind of project our teams love.
Comprising of studio, one, two and three-bedroom apartments, the complex features an array of communal facilities, including shared gardens, outdoor living, solar panels, a shared electric car, roof-top views, and even worm farms.
Our structural and geotechnical engineering teams provided engineering services for this development, helping it achieve a 10 Homestar rating. This rating acknowledges a building as world-leading in health, efficiency, and sustainability. Having both our geotechnical and structural engineering divisions work on the project allowed us to find the right cost-effective solution for the build.
In addition, close in-house coordination and design workshops resulted in the optimised and refined design, minimising the expensive rock breaking, while also accelerating construction. Our experienced geotechnical engineering team also supported the client through resource consent challenges, for this unique and first of-its-kind development on Aroha Avenue.
The structural engineering team utilised the benefits of the construction systems thermal mass, increasing the buildings heating, thermal efficiency, and performance. This efficient building structure along with energy efficient appliances throughout the complex and other clever design means the costs of power and water is less than half the average Auckland household. This is just one of the beneficial outcomes of the buildings smart and forward-thinking design.
