219-225 Riccarton Road is a new 3-storey (11.3m) multi-unit residential complex built by Kāinga Ora – Homes and Communities in 2022. The ground floor includes six accessible 1-bedroom residential units (for mature/elderly), with a social lounge as a supporting function for the primary use of the building for the residents.

For this project we delivered the active fire design (sprinkler and firm alarm design), passive fire design, and fire engineering and civil engineering services.

Both levels 1 and level 2 have five x 1-bedroom residential units and two x 2-bedroom residential units, with an enclosed stairwell serving the egress of the upper levels. All the upper-level residential units have direct access to a fire separated corridor which precedes the fire-rated stairwell.

The footprint of the building is approx. 552m2 with an escape height of 6.6m.  Featuring passive fire details for steel purlins through inter-tenancy walls, and curtain wall details to address the vertical spread of fire.

All these solutions were discussed and developed with the design team to ensure that the solution worked well for all parties without compromising on the design, which it’s complexity required the provision of a PN22 statement which involved a high level of coordination and review of fire-related details on this project.

Our team liaised with other design teams, the architect, along with the building consent authority, ensuring that all aspects of fire safety and protection were addressed to meet compliance with the relevant regulations, as well as meeting the client’s expectations earlier than the projects deadline and providing overall fire safety features.
